Most standard home inspections take 2.5 to 4 hours depending on the size and condition of the property. Larger homes, older homes, or properties with significant systems (large HVAC, finished basement, pool, etc.) may take longer. We strongly encourage buyers to attend the inspection in person — the walkthrough is one of the most valuable parts of the process.
You receive your detailed digital inspection report within 24 hours — typically within a few hours of the inspection completing, though same-day is often possible. The report includes photos, descriptions, and prioritized findings so you can take immediate action. There's no waiting days for a vague summary.
Mold testing involves collecting air samples (using spore trap cassettes) and/or surface samples from areas of concern. Samples are sent to an PRO-LAB accredited laboratory for analysis. Results typically come back within 24–72 hours and include a full breakdown of mold species identified and their concentrations — compared against outdoor baseline levels. We explain what the results mean and what action, if any, is recommended. Mold testing is different from mold remediation — we test and report, keeping our findings objective and unbiased.
Absolutely — and it's one of the most important inspections you can get. Builder oversights and code issues are more common than people realize. A pre-drywall inspection (before walls are closed up) and a final walkthrough inspection can catch structural, electrical, and plumbing issues before they're hidden or before you close. We also offer 11-month warranty inspections before your builder warranty expires.
We strongly recommend attending. The walk-through with the inspector is one of the most educational parts of the process — you'll learn how your home's systems work, what to watch for, and how to maintain the property.
